El Predictive Maintenance It is one that is based on periodic inspections to determine the status and operability of the equipment and facilities. Technicians dedicated to this type of industrial maintenance will need to have in-depth knowledge of the equipment they are analyzing, and to know a series of factors or variables that can affect these systems.
By example, maintenance operations must know the temperature or range of operating temperatures tolerated by a system, the pressure, maximum accepted vibration, the number of cycles it accepts before breaking, hours of work, know the possible failures that it could have, etc. . Everything had to be determined with the help of information from the equipment manufacturer or, failing that, through sophisticated studies and analyzes.
El Corrective maintenance It is the one that is carried out when the failure has already occurred. This is usually the most common in most industries, especially small ones. But that does not mean that it is the best, although for small producers or workshops, the costs or complexity of the preventive and predictive models can make the corrective worthwhile. However, being small, the losses due to inactivity will not be as great as in large companies.
Within this model, not only is the repair of breakdowns or change of parts that do not work, visual or other studies are also usually carried out to determine the status of the system, cleaning, and other maintenance tasks if necessary, such as lubrication, etc.
El maintenance plan programmed is a set of actions or activities specially designed to attend to an installation or machine. In this way, it is intended to prevent the main failures that may occur, although that does not guarantee 100% that they can all be stopped. In each case, the way to act may vary, since all the equipment does not need the same corrective tasks. It is closely related to management maintenance.
El Preventive Maintenance it is somewhat sophisticated, and involves interventions to prevent failures. In this case, they are based on the reliability of the equipment, and depending on the case, the industrial maintenance tasks will be carried out in more or less frequent periods of time.
The main objective is preserve equipment and facilities. In addition, like the predictive one, it is also usually done with the machinery running, so it does not imply reducing productivity and maintains the high availability so desired in these environments where idle time is very expensive.
Among the tasks of preventive maintenance, it goes from the simple cleaning of the equipment so that work properly, to the change of worn parts before they fail, change of lubricants, etc., depending on the recommendations of the manufacturer of the machine, or the opinion of experts. Therefore, it also prevents failures before they occur, just like the predictive one.
